Renew Macon is a Community Housing Development Organization partnering with Macon Area Habitat for Humanity to revitalize the Lynmore Estates neighborhood. Renew Macon's program runs similarly to Macon Area Habitat's, partnering with low-income families in need of decent housing, but at an income range slightly higher than that of Macon Area Habitat: 50-80% of the area median income. What is Renew Macon Community Housing Development Organization?

Renew Macon is a Community Housing Development Organization organized as a supporting organization of Macon Area Habitat for Humanity, pursuant to 26 U.S.C. Section 509(a)(3).  It is focused on partnering with households whose annual income falls between 50 and 80% of the area median income for Bibb County to build and sell houses to those households which meet the following requirements.  All of these houses will be located in South Macon with a special focus on the Lynmore Estates neighborhood.  

 

1.     I have need:

The housing I live in is at least one of the following:
Overcrowded
Poorly maintained (substandard)
In a dangerous neighborhood
Public housing or section 8
Temporary (I will not be able to live here much longer)
I spend more than 35% of my gross income on rent

       2.  My gross income falls within the following guidelines:

3. I have the ability to pay:

v     I have not declared bankruptcy in the last 12 months and any existing bankruptcy has been satisfied or discharged.

v     I pay my rent on time

v     I have had a stable income for the past year and will be able to make my monthly house payments. 

v     I have reasonably good credit (a minimum 580 credit score) with no outstanding, delinquent federal debt and no delinquent, unexplained rental payment history.


 

  1. I am willing to partner with Renew Macon:

v     I am willing to be a partner with Renew Macon and put in 100 hours of ?sweat equity? on building my own home.

 v     I will also attend homeowner education classes. 

 v    I understand that that I will be held responsible for paying back a mortgage for 30 years.  Where possible, Renew Macon will work with me to see if I qualify for financing from a participating lending institution and the ECDD Home Purchase Program. 

 v     I have been living in either Bibb or Jones County for at least the last year.

 v     I understand that Renew Macon is building houses only in Lynmore Estates and, if approved, I am willing to move to, and live in, Lynmore Estates.

 What will be required of me if I am approved?

 v     Work 100 hours of ?Sweat Equity?

 v     Attend homeowner education classes.

 v     Pay $1,000 towards closing costs and escrow before closing.

 v     Debt MUST NOT INCREASE before closing on your home.

 v     Pay a monthly mortgage for 30 years.
